1. What is the person/weight capacity of the vessel?
The original hull capacity was rated for 100 persons - this number is unlikely, since the configuration with guest cabins on deck 1 and 3 breaks up the space. Deck 2 is the common area with Salon, Dining, and Solarium.
2. What is the hull material?
The hull is " steel; with watertight bulkheads every 10'.
3. Are the floors all wood or is there some carpet?
All floors - nearly 3000' sq. are recycled old growth Douglas fir. Carpet runners on stairs
4. How much is the current moorage fee in Newport?
$810 per month.
5. What is your occupancy rate?
-We are closed November, December, and January, through mid-February: 0%
-Late February to June: 20% (varies) July, August and September: about 85%
6. Looking at the diagrams I can see 8 total rooms with bathrooms. Why is the 4th room on deck 1 not used currently?
It is small - due to water-heater closets which have been added. We use it for friends and family visits (plus storage)
The boat was originally built with 8 guest rooms plus Captain's Cabin. (Now a laundry room with 2 washers and 2 dryers, deep wash tubs, toilet and shower.) We choose to rent just 5 rooms because ADA (American with Disabilities Act) exempts facilities from requiring ramps and elevators for lodgings with fewer than 6 rooms - which are owner occupied. Thus, we qualify as a private home rather than a public inn.
7. Are there two bathrooms in the owners' apartment or is one a closet?
Both bathrooms are functional in the owners' apt. The suite could be reconfigured back to 2 cabins by replacing the wall.
8. Do you live on the Belle year round?
Presently we live aboard about 9 months per year. We engage a caretaker to live aboard while we are away. The business is closed during that time.
9. Is there a bathroom on Deck 2?
Yes, a half bath.
10. What facilities are in the kitchen?
U S Range Commercial electric stove/oven, 2 refrigerators, 3 freezers, dishwasher, microwave, convection oven, 3 hole stainless scrub sink in compliance with Health Dept. requirements.
11. Can the boat be moved to another location?
Yes.
12. Could the top floor/roof be made into a deck? Is it accessible?
The roof is accessible only by crawling out the rear of the Pilot House.
13. What size are the beds?
Our 5 guest rooms: 3 queens and 2 kings. Each has a private bath.
14. Are the walls thick enough between the rooms that TV's could be installed?
Yes, sound insulation is good. We have installed Direct TV HD Genie
15. Currently are any repairs needed?
-Painting and small repairs are part of ongoing regular maintenance.
-A 24' section on deck 2 needs new siding (port side - galley area)
-We are currently completing new siding on the Pilot house.
-We will soon replace fascia board above the Solarium windows.
16. Are you selling it furnished?
Yes
17. Do the engines work?
Yes. The drive engine is a 1968 Mack truck engine (diesel) Allison transmission with chain
drive to the paddles. We also have a 30 K auxiliary electric generators: John Deere (diesel)
18. When was the vessel built?
It was originally built and operated in Bandon, OR. She was completed in 1993. The builder operated the vessel on the Coquille River in Bandon; however he was unable to sustain business due to the short tourist season and remoteness of that section of the Oregon Southern Coast.
The Boat was formerly certified to carry passengers, and presumably could be re-certified. In Newport, however windy conditions at the Central Coast would make touring impossible.
19. Why are you selling it?
2016 is our 11th year of operation. We now look forward to a less structured retirement.
20. Is the structure all wood or is the frame steel?
Above the 4' steel hull, the vessel is a conventional wood frame structure with 2 plywood shear walls to prevent racking. 2X6 studs 16" (on center) for walls and 2X10 floor joists.
21. I assume there is no A/C. Does this get hot in the summer?
In Newport it rarely exceeds 70 F.
22. How is it heated?
-All guest rooms are furnished with 220 electric heaters.
-Wood pellet stove in the Main Salon, portable space heater in Aft deck solarium.
